Real Experience in Homes and Facades in Burgos

We do not treat a city-centre flat, a building in Gamonal, a renovated home in G3 or a facade exposed to cold and humidity in the same way.

Homes we work on most often

  • Flats from the 1960s to 1990s with gotelé, old paint layers and worn walls.
  • Rental homes needing fast repainting before going back on the market.
  • Renovated homes where clients want washable paint or smooth walls.
  • Communities, portals and commercial premises with high traffic.

Common problems we find

  • Condensation in bedrooms and cold corners during winter.
  • Old gotelé finishes in many residential blocks in Burgos.
  • Humidity, smoke or old paint stains requiring specific primers.
  • Facades affected by frost, rain and temperature changes.

When to paint facades in Burgos

For exterior painting, the safest window is usually from late spring to early autumn, avoiding frost and allowing coatings to cure properly.

Humidity, gotelé and condensation

Some issues cannot be solved by simply covering them with paint. We assess the surface, choose primers and explain what depends on ventilation or insulation.

What we check before preparing a quote

We do not price a painting job by square metres alone. Before giving you a quote, we review the real condition of walls, ceilings, access, protection needs, materials and deadlines. This helps avoid surprises and lets us recommend the right system for your home, community, commercial premises or facade in Burgos.

Surface condition

Cracks, dents, loose paint, stains, dry humidity marks, gotelé texture or very absorbent backgrounds.

Use of the space

A bedroom, a high-traffic hallway, a shop open to customers and a shared stairwell do not need the same paint.

Protection and access

We assess furniture, floors, lifts, stairs, passage areas, loading access and whether work should be organised in phases.

Painting system

We choose primers, washable paints, anti-humidity coatings, enamels or facade systems according to the surface and expected finish.

Timing and drying

We consider ventilation, temperature, number of coats, whether the property is occupied and the required handover date.

Expected finish

We clarify whether you need a practical repaint, a fine finish, wall smoothing or a complete renovation.

Frequently Asked Questions

How can I request a quote?

You can call us, write by WhatsApp or use the contact form. We arrange a visit and prepare a written no-obligation quote.

Which areas do you cover?

We work in Burgos city and nearby towns within an approximate 30 km radius, including residential areas and municipalities around the city.

Do you paint occupied homes?

Yes. We protect floors and furniture, organise the rooms in phases and keep the work area as clean as possible.

Do you remove gotelé?

Yes. We assess the condition of the wall, prepare the surface and apply the appropriate smoothing and painting system.

Do I have to empty the house before painting?

Not always. If the home is furnished, we can work room by room, move furniture carefully and protect it with plastic, covers and masking where needed. It does help to remove small objects, pictures, delicate curtains and personal items before we start. During the visit we explain what should be moved and what we can protect ourselves.

Can I live at home while you paint?

Yes, many interior painting jobs can be organised while the home is occupied. We normally work in phases so some rooms remain usable and daily life is affected as little as possible. Even so, we recommend ventilating well, avoiding sleeping in freshly painted rooms the same day if someone is sensitive and respecting drying times. If there is wall smoothing, gotelé removal or heavy repair work, it may be more comfortable to be away during the dustiest phases.

How much dust does gotelé removal create?

It depends on the type of gotelé and the method required. Scraping and sanding can create a lot of dust, especially with hard plastic gotelé or several old paint layers. That is why we protect floors, doors, furniture and passage areas before starting, and clean progressively during the job. When the surface allows it, covering and smoothing with compound can be a cleaner option than fully scraping everything.

What happens if humidity appears before or after painting?

If we detect humidity before painting, we do not recommend simply covering it because it may return and lift the finish. First we check whether it is condensation, a leak, an old dry stain or a deeper substrate problem. Depending on the case, we use stain-blocking primers, anti-humidity paints or explain whether the water entry must be solved first. If humidity appears afterwards, the origin should be reviewed before repainting the area.

Can you paint in winter in Burgos?

Yes, interior painting can be done in winter in Burgos if the home has some ventilation and a reasonable temperature. Drying can be slower than in summer, especially in cold or poorly ventilated flats, so we adjust the time between coats. For facades, terraces and exterior waterproofing we are more cautious: we avoid frost, rain and very low temperatures. In those cases we choose the date according to the weather forecast.
